They share a name, they share a border, and they are priced more than $120,000 apart. Buyers searching “Burlington NJ” find listings from both and end up comparing homes that have nothing to do with each other.
Burlington City is the older riverfront municipality — denser, more rental, cheaper to enter, and on the light rail. Burlington Township is the larger suburban municipality behind it, with a median owner-occupied value of $361,100 and a 77.0% ownership rate. Neither is better. They are just not the same purchase, and confusing them is the most common mistake we see in this part of the county.

A 38% rental rate cuts both ways
Burlington City is 61.9% owner-occupied, which means close to four in ten homes are rentals. In a market this size that has two consequences, and a buyer should understand both before writing an offer.
The first is competition. Investors shop the same price band a first-time buyer shops, and they often move faster and with fewer contingencies. A buyer who is not fully pre-approved before touring is usually a buyer who loses.
