Occupancy verification, cash-for-keys negotiation, eviction coordination, vendor bidding and management, repair oversight, re-key and securing.

Field services

Property condition inspections, occupancy checks, damage assessment and photo reporting on a defined turnaround.

Bilingual occupant relations

All occupant contact conducted in English or Spanish by licensed staff. More than a third of households in our core municipalities speak a language other than English at home.

Housing counseling background

Our Broker of Record served as a HUD-Certified Housing Counselor and then Housing Services Manager at a Philadelphia community development corporation from 2023 to 2025, overseeing more than $1.2 million in housing stability disbursements to over 450 households, and has handled more than 300 foreclosure matters. Occupied properties are handled by someone who has sat on the other side of that conversation.

Mercer and Burlington Counties, within roughly a 60-minute drive of our Lawrenceville office. We publish municipality-level market data every month rather than working from statewide averages.
