The constraint is supply, not price

One new listing in a month. Thirteen homes for sale in the entire township. Forty-three sales in seven months. Those three numbers together describe a market where the hard part is finding a house at all.

That reframes the whole search. In Burlington City or Willingboro the question is which of the available homes is right for you. In Chesterfield the question is whether anything will come up in your window, and whether you are positioned to act the day it does. We watch this market for clients specifically because you cannot watch it casually — blink and the month’s only listing has come and gone.

It also means 100 days is not a discount signal. Homes here still closed at 98.0% of list price. Slow does not mean soft. A seller in a township with thirteen homes on the market has very little pressure to cut, and the data says they are not cutting.

  • Be ready before the listing appears. Full pre-approval, not pre-qualification. You may get one shot this quarter.
  • 98.0% of list. Expect to pay close to asking. The long marketing time is scarcity of buyers at this price, not seller desperation.
  • 2.6 months supply. Tighter than Burlington City’s 4.9 despite taking three times as long to sell — because almost nothing is listed.
  • Year to date the median is $760,000, up 2.0%. Steady, not spiking.
  • Widen the search on purpose. Bordentown Township, Lumberton and Mansfield are the realistic alternatives at or near this price.

Chesterfield Township does not return those figures in the sources we use. The U.S. Census Bureau’s QuickFacts tool did not produce a municipal profile for it. So the numbers on this page are transaction data only, from the New Jersey REALTORS® monthly report.

We could have filled the gap with county averages and called them Chesterfield. Plenty of pages do. We would rather show you a shorter page that is entirely true than a longer one that quietly borrows Burlington County’s numbers and puts a Chesterfield headline on them.

Does the slow market mean I can negotiate?

Less than you would think, and we would rather tell you that up front. Sellers here received 98.0% of list price in July and 97.6% year to date. Long marketing time in Chesterfield reflects a thin buyer pool, not sellers under pressure.

Is Chesterfield the most expensive town in Burlington County?

It is the most expensive of the municipalities we cover, at a $760,000 median sale price year to date against $449,000 for Burlington County overall. Lumberton at $625,000 and Bordentown Township at $510,000 are the next tier down. We do not claim to have measured every municipality in the county.

How many homes actually sell there?

Forty-three single family homes year to date through July 2026, and eleven in July itself. For comparison, Willingboro closed 224 year to date. It is a small market, and that is the single most important thing to understand about buying in it.

Where is Chesterfield?

Eastern Burlington County, on the Mercer County line near Bordentown, Mansfield and Springfield, with the New Jersey Turnpike corridor nearby. It is one of the townships closest to our Mercer County base.
