Princeton, NJ Real Estate
The most expensive market in Mercer County by a wide margin — and one that still closes above asking price. A Princeton NJ realtor from Finca Realty works with you in English and in Spanish.
Princeton is 2.7 times the county median, and buyers are still paying over asking
One hundred fifty-five single family homes have closed in Princeton this year at a median of $1,400,000. Mercer County’s median is $520,000. That is not a premium — it is a different market operating inside the same county line.
The number that surprises people: Princeton has 95 homes on the market and 4.5 months of supply — more inventory than most Mercer towns — and buyers are still paying 103.2% of list. Choice and competition are coexisting here. Having options does not mean you get a discount.

What a $1.4 million median actually asks of a buyer
At this price point the financing conversation happens before the house conversation, not after.
Most Princeton purchases at the median sit above the conforming loan limit, which means jumbo financing — different reserve requirements, different documentation, sometimes a different lender than the one your bank offered you. We would rather you know that in week one than in attorney review.
The other reality is property tax. In a market where the median sale is $1.4 million, the annual tax line is a meaningful share of the monthly payment, and it is the number most out-of-area buyers underestimate. We run the full carrying cost at the consultation, not just principal and interest.
- Jumbo financing is the default here, not the exception
- 24 days on market in July — well-priced homes move fast even at this level
- 103.2% of list means escalation language matters in an offer
- 95 homes available — there is real selection, unlike most of the county
- $1,605,000 July median, +27.8% — a single month, but a loud one
Buying in Princeton, step by step
The same process we use everywhere in New Jersey. No shortcuts, no surprises at the closing table.
Consultation first
Every buyer sits down with our broker of record before we show a single property. Budget, loan options, timeline, and what Princeton actually costs.
Written agreement
New Jersey requires a written brokerage agreement and a Consumer Information Statement. You will know exactly who represents you and how we are paid.
Search and offer
We show, we compare against real sold data for this municipality, and when you are ready we write an offer with terms that protect you — inspection, financing, appraisal.
Attorney review to close
New Jersey gives both sides a three-day attorney review. We stay on the file through inspection, mortgage commitment, walkthrough and closing.
What buyers and sellers ask us about Princeton
Is Princeton realistic for a first-time buyer?
Honestly, at the single family median it usually is not — and we will tell you that rather than walk you through six months of showings. What we will do is show you what your budget actually buys in Lawrence, Hopewell, Ewing or West Windsor, and whether a condo or townhouse in Princeton itself is within reach. The answer is sometimes yes.
Why is the July median so much higher than the year-to-date median?
July closed at $1,605,000 against a year-to-date median of $1,400,000. Forty-six sales in one month is a small enough sample that a handful of high-end closings moves the number. The year-to-date figure, built on 155 sales, is the one to plan around.
Do you work with buyers relocating for the university or the labs?
Yes. Relocation buyers usually arrive with a compressed timeline and no local reference points for price. We start with the sold data, not the listings, so you can tell the difference between what a house is asking and what its neighbours actually got.
We speak Spanish at home. Does that change anything in Princeton?
It changes who you should be working with. Every document in a New Jersey transaction is legally binding in English, and at this price point the contracts are longer, not shorter. We explain each one in Spanish before you sign it, and nobody in your family has to act as the translator.
What does it take to sell here right now?
Correct pricing and genuine presentation. Homes are getting 103.2% of list, but that statistic describes homes that were priced right in the first place. With 95 competing listings, an overpriced Princeton house does not get bid up — it gets skipped.
