A client asked me if the water heater was gas or electric. I pointed at the wrong tank in the basement.

Three months into this career, that moment could have crushed me. Instead, my broker sat me down with a folder of basement photos, and this is what I can name now.

That tank in the basement: how do you tell a gas water heater from an electric one?

You can tell a gas water heater from an electric one by looking for a yellow hose or yellow pipe running into the tall tank: if it is there, it runs on gas, and if not, it is probably electric. That one turned out to be easy. The U.S. Department of Energy has a simple guide that explains the difference if you want to study before your next showing.

The second box in the basement is the one that kept confusing me. It is either a furnace or a boiler. A furnace blows hot air through ducts. A boiler heats water and sends it out to radiators. Same job, two very different houses.

What matters more than knowing every mechanical system?

What matters more than any of the equipment is this: you are not there to be the expert, you are there to guide. That is what my broker told me, and it changed how I show houses.

So now I bring the MLS sheet to every showing and I say it the careful way: the MLS reports this is a gas water heater. My client gets a real answer, the inspector confirms the details during the process, and I get to keep learning without pretending.
