Meet Ryan Waletzko, the Reason Finca Realty Crossed the River

A little over a month ago, Finca Realty was not licensed in Pennsylvania. It was on our list for 2027. Then a friend reached out, and the plan changed.

A friendship of about seven years

Guillermo Gómez, broker and owner of Finca Realty, met Ryan Waletzko about seven years ago through a mutual friend. Over the years they built a real friendship. What was new came this fall. Ryan saw one of our posts, the one where we said that being a small brokerage does not mean we think small, and he called. He wanted to work with us.

Not a number

What Ryan said in that first conversation is what convinced us. He did not want to be one more number, one more statistic inside a big corporation. He wanted to count. He wanted to make a difference at Finca Realty.

“That is what I love about Ryan,” Guillermo says. “He understands that you do not need to be part of an enormous machine to make a big impact.”

Ryan was already licensed in Pennsylvania. He did not need us to keep working. He chose to make a change and bring his license to Finca Realty, looking for a company that would see him as a valued member of the team, in a setting that feels like family. “This year we went through a full rebranding,” Guillermo says. “When someone like Ryan chooses us, it tells me the community is seeing the work.”

From 2027 to now

Our plan had been to get licensed in Pennsylvania in 2027, starting with Bucks County, right across the river from Mercer and Burlington counties. Ryan’s call changed the timeline and the map. We started the process right away and finished it in about a month. And instead of stopping at Bucks County, Ryan brought us into Philadelphia, so we can now serve many more families on both sides of the Delaware.

A neighbor first

Ryan has called Philadelphia home for almost 20 years. He has lived on Pine Street near Rittenhouse, in Fairmount near the Art Museum and around Fishtown. For the past seven and a half years he has lived in East Passyunk Crossing, steps from Passyunk Square. He knows these neighborhoods by walking them, eating in them and watching them change.

Coffee over views

Ryan would rather sit down with a client over a cup of coffee than chase views on social media. “I want to partner with people,” he says. Relationships like that are the foundation of this business, and they are the reason we believe there is no such thing as a small transaction. Ryan puts it his own way: “A good thing doesn’t have to be big. It can be big to the client.”

An engineer’s eye for detail

Before real estate, Ryan built a career as a chemical engineer. He grew up near Minneapolis, earned his bachelor’s degree at the University of Minnesota and his PhD at MIT, and worked at Dow Chemical, Biocoat and Entegris. That training shows in how he works: he studies a property and a transaction in the big picture and in the small details, and he explains each step plainly before you take it.

Who Ryan helps

Ryan works in English and Spanish with buyers getting ready for their next home, first time buyers who want to understand the process before deciding, owners looking at investment property, and homeowners facing a difficult sale who deserve to be treated with grace. He serves Passyunk Square, East Passyunk Crossing, South Philadelphia, Fairmount, Brewerytown, Fishtown and Center City.

What we hope you feel

“When people in Philadelphia meet Ryan, I want them to feel at ease,” Guillermo says. “He brings high ethical and professional standards, and the kind of analytical detail that makes a real difference in a transaction.”
